first_imgShare Facebook Twitter Google + LinkedIn Pinterest Black Swamp Conservancy is launching an initiative to support northwest Ohio’s next generation of farmers. The Northwest Ohio Farm Access Program will serve as an agriculture incubator to reduce the biggest hurdle facing beginning farmers — acquiring farmland. The initiative also aims at connecting them with training opportunities and assistance to increase local and sustainable food production. The Conservancy has received a grant from Toledo Community Foundation to establish the program, which is the first of its kind in Ohio.“This program will play a key role in helping to identify and support sources for local, sustainable food production in northwest Ohio,” said Keith Burwell, president of the Toledo Community Foundation.“We are dedicated to protecting our land and water resources, as well as our natural habitats, primarily through conservation easements,” said Rob Krain, Conservancy Executive Director. “This initiative is helping us to continue our ecological restoration efforts throughout northwest Ohio.” Over the past several years the Conservancy has completed several stream and wetland restoration projects, and earned the Ohio Wetlands Association’s Leader in Wetland Restoration award.“Ohio is losing an estimated 50 acres of farmland a day, and Ohio farmers are an average of 55 years old,” Krain said. “This is a critical time for farming in Ohio, as today’s farmers are producing commodities for export, while consumers are eating food imported from far away. As farmers plan to retire, possibly without heirs to whom they can pass on their land, aspiring farmers face limited access to land and then high land prices.”The Northwest Ohio Farm Access Program will be the conduit bringing these two groups together. “There is a growing interest in starting small scale, local agricultural businesses, but existing agricultural land is exceedingly consolidated. And when it is available, land is very expensive, especially as you get closer to population centers,” said Krain.  The Conservancy will identify and acquire farms that would be appropriate for these purposes, work to fund ecological restoration activities, and then connect aspiring farmers to this more affordable land.“We will also connect these new farmers to the business management and farming resources they will need through our connections with local businesses and services,” Krain said. This program will be beneficial to northwest Ohio by continuing and enhancing:• Acquisition and protection of prime farmland around northwest Ohio• Ecological restoration activities in regional farmland, particularly as it pertains to improved water quality• Establishment of agricultural properties as sustainable operations that grow foods for local consumption• Education of the community in sustainable farming practices and in the importance of access to locally-produced foods. For information about any aspect of the Northwest Ohio Farm Access Program, contact Program Manager Chris Collier at Black Swamp Conservancy, at ccollier@blackswamp.org, or by calling 419.833.1025.last_img read more

first_imgIssue 3: The insulation is not cut out around the electrical boxesThese installers were clearly in a hurry.Required corrections:The insulation must be cut so that it fits tightly around and behind electrical boxes, without any gaps. Issue 1: The insulation does not fill the cavities, back-to-frontIf you look at the lower left-hand corner of the photo, you can see that the batt doesn’t extend from right to left to fill the whole cavity.Required corrections:Achieving the Grade 1 standard with fiberglass batts is difficult. However, the standard is clear: insulation must fill the cavity completely, from side to side, from top to bottom, and from front to back. Issue 2: The insulation is tucked behind pipes and wiringNo attempt was made to split the insulation around obstructions.Required corrections:The insulation must be split or cut so that it fits tightly around pipes, wiring and other services in the cavity. MORE INFORMATION Installing Fiberglass RightThe Energy Star Homes Program Raises the Bar with Version 3 center_img Issue 4: There is no air barrier behind the tubBefore this tub platform was framed, someone should have installed a durable air barrier on the interior side of the insulation.Required corrections:Walls behind showers and tubs, once correctly insulated, must be backed with an air barrier — for example, Thermoply — to prevent insulation from sagging and to create a continuous air barrier. All seams, gaps and holes in the air barrier must be sealed. Last week we published this photo as part of our “What’s Wrong With This Picture?” series. The photo shows a substandard fiberglass insulation job that was representative of an entire residential subdivision that hoped to qualify for Energy Star. Examples like this show that quality control by HERS raters is a weak link in the Energy Star program. To comply with Version 3 of the Energy Star [no-glossary]Homes[/no-glossary] specification, a home must meet the requirements of the Thermal Enclosure System Checklist. Moreover, Version 3 specifications require cavity insulation to be installed to meet the Grade I installation standard developed by RESNET. According to the Grade I standard, insulation must be installed without gaps or flaws, filling the cavity from side to side and top to bottom, and with less than 2% of the insulated area showing signs of insulation compression. The standard required insulation to be split or fitted tightly around wiring, electrical boxes, and other services in the cavity.last_img read more

first_imgInsulation can serve as a vapor barrierA key difference between open- and closed-cell foam is how well they stop the migration of moisture into wall and roof cavities. Icynene’s closed-cell foam has a vapor permeance of less than 1 perm at a thickness of 2.4 inches, the company says, making it a Class II vapor retarder.Open-cell foams are not considered Class II vapor retarders at any thickness. The company says the closed-cell insulation will be helpful in exterior wall cavities, in floor assemblies over damp crawlspaces, and in walls or floors below grade where controlling dampness is important. And with a higher R-value per inch than open-cell foam, it also will be useful to builders trying to get high performance at lower thicknesses.Improved performance comes with a higher price. Icynene didn’t offer estimates of how much more expensive ProSeal Eco would be, suggesting instead to use the dealer locator on its web site and get a local quote.A Peabody, Massachusetts, installer said that filling a 2×6 wall with Icynene open-cell foam would cost about $2 per square foot, while ProSeal Eco would cost about $3.50 per square foot. Icynene has rolled out a new type of closed-cell spray insulation that uses water as a blowing agent, eliminating the global-warming potential of the hydrofluorocarbon (HFC) blowing agents in most closed-cell foams.ProSeal Eco is described as a medium-density foam, weighing 2.2 pounds per cubic foot when cured, roughly four times as dense as Icynene’s open-cell foam and about equal to other types of closed-cell foam.Icynene says the insulation has an R-value of 4.9 per inch, compared to R-6 to R-6.5 for closed-cell foams. But, the company adds, ProSeal Eco will show less of a drop in R-value over time than foams made with HFC blowing agents.Icynene’s open-cell foam has an R-value of 3.7 per inch. Using those values, a 2×6 wall filled with conventional closed-cell foam would have an R-value of 35.75 (between the studs at the middle of the wall) while a wall sprayed with ProSeal Eco would have an R-value of 26.95. A wall filled with Icynene open-cell foam would have an R-value of just over 20.last_img read more
